Does Your Water Heater Need Repair or Replacement?

How long does a water heater last?
A standard tank water heater lasts 8–12 years. A tankless water heater lasts 20 years or more with annual maintenance. Our area's hard water is worth factoring in — sediment and scale accumulate faster here than the national averages assume, which makes regular servicing more important than it would be elsewhere. If your tank is approaching 10 years and you're noticing inconsistent hot water, strange sounds, or discolored water, call us before it forces the decision.
How much does water heater replacement cost?
It depends on the unit type (tank vs. tankless), size, fuel type (gas or electric), and whether additional work is needed — gas line modifications, a new expansion tank, venting changes for a tankless conversion. We provide a full upfront estimate before any work begins and don't start the clock until you've approved the scope. Tank vs. tankless water heater — which is better?
Tankless water heaters cost more upfront but have lower operating costs, a longer lifespan (20+ years), and provide unlimited hot water on demand. Tank water heaters are less expensive to install, simpler to service, and a solid choice for straightforward replacements or tighter budgets — though they store a finite supply and cost more to run year-round.
If you're planning to stay in your home for 5+ years, the long-term math often favors tankless. For a quick replacement without major system changes, a tank unit frequently makes more sense.

What size water heater do I need?
For tank units: 40 gallons for 1–3 people, 50 gallons for 3–4 people, 80 gallons for 5 or more. For tankless, sizing is based on flow rate — how many gallons per minute the unit can deliver, and how many fixtures may run at the same time. An undersized unit is one of the most common reasons people run out of hot water, and it's one of the first things we look at. We size it properly before installation so you're not dealing with the same problem six months later.
Why is my water heater making popping or rumbling noises?
Popping, rumbling, or banging sounds almost always mean sediment has built up and hardened at the bottom of the tank. As water heats, it forces through that mineral layer — that's the sound you're hearing. Hard water makes this more common in our area than most. A sediment flush can take care of it if we catch it early enough; left alone, the buildup damages the tank lining and kills efficiency. Annual flushing is the best prevention.
Should I repair or replace my water heater?
The general rule: if the repair cost is more than 50% of replacement cost and the unit is over 8 years old, replacement is usually the smarter financial call. But that's a starting point, not a hard rule — plenty of water heaters can be repaired affordably and run reliably for years afterward. We'll always tell you honestly which option makes sense for your situation. If it's repairable, we'll repair it. We don't push replacement to increase the ticket. I gave them 5 stars even though there was a time hang up which is understandable. The gentlemen that came out was very professional and polite. He answered any questions I had and explained what needed to be done. They do charge one hour labor minimum which is typical but they would have been done in 20 mins... So the time hang up was the service man ran out of access panels and was gone for almost an hour running around town locating one to buy. This wasn't that big of a deal with me since I had no plans, but should be addressed in the review as it could be an issue if someone was on a time restraint. Their pricing I believe is fair they where less than half the amount Mr. Rooter wanted to charge. Overall, great experience.

I can not give Columbia Basin Plumbing a good enough review! We had our newest grandson coming to visit our home for the first time and our water heater went out the night before. Both my wife and I were in a panic! We called Columbia Basin Plumbing and were connected to Jason. He assured us he would have everything taken care of for us first thing in the morning. My husband and I were in the middle of moving and had our shower head break off in the wall and we just didn't have time to fix it our selves...
