Richland's Alphabet Homes
Richland's ~1,600 alphabet homes were built 1943–1949 to house Hanford workers and originally plumbed with galvanized steel — which has a typical lifespan of 40–70 years. Many are well past that now. Low pressure and discolored water in north Richland are often traced straight back to original lines that have never been replaced.
Hard Water & Mineral Scale
The area draws from the Columbia River system, which produces water rated hard to very hard across much of the region. Over time, mineral scale builds up inside older galvanized and copper pipes — narrowing them and choking off pressure. It's one of the most common causes of gradual pressure loss we diagnose. Pairing a line replacement with a water softener often fixes both problems at once.

How do I know if my water line is broken?
The most common signs are sudden whole-house low pressure, wet patches in your yard along the line to the street, discolored water, a spiking water bill, or no water at all. Any one of these is worth a call.
Why is my water pressure suddenly low?
Whole-house low pressure usually points to the service line — a break, significant leak, or in older homes, severe scale buildup narrowing the pipe from the inside. A failing pressure regulator or closed shutoff is also possible. If it happened quickly and affects every fixture, the service line is the first place to check.
Should I repair or replace my water line?
Repair works when the problem is isolated and the rest of the pipe is sound. Replacement makes more sense when the line is old galvanized steel, has leaked more than once, or the material has degraded throughout. We'll look at your situation and give you the honest call.
Who is responsible for the water line from the meter to the house?
In Kennewick, Richland, Pasco, and most area municipalities, the utility owns the main line up to and including the meter. Everything from the meter to your home — the service line — is the homeowner's responsibility, including all repair and replacement costs.
Do older homes have more water line problems?
Yes. Homes built before the 1970s — including Richland's alphabet homes (1943–1949) — were plumbed with galvanized steel, which has a typical lifespan of 40–70 years. Many are well past that point. If you're in an older home and seeing low pressure or discolored water, a water line inspection is a smart first step.

I gave them 5 stars even though there was a time hang up which is understandable. The gentlemen that came out was very professional and polite. He answered any questions I had and explained what needed to be done. They do charge one hour labor minimum which is typical but they would have been done in 20 mins... So the time hang up was the service man ran out of access panels and was gone for almost an hour running around town locating one to buy. This wasn't that big of a deal with me since I had no plans, but should be addressed in the review as it could be an issue if someone was on a time restraint. Their pricing I believe is fair they where less than half the amount Mr. Rooter wanted to charge. Overall, great experience.

I can not give Columbia Basin Plumbing a good enough review! We had our newest grandson coming to visit our home for the first time and our water heater went out the night before. Both my wife and I were in a panic! We called Columbia Basin Plumbing and were connected to Jason. He assured us he would have everything taken care of for us first thing in the morning. My husband and I were in the middle of moving and had our shower head break off in the wall and we just didn't have time to fix it our selves... Everyone else my husband called couldn't be to our old house to do the repairs for a few days and we just couldn't wait that long...
